Using our Agent gives you the ability to view and compare all the New Construction homes that are within the area you are looking to buy in as well as in your price point. Agents have access to new construction inventory, estimated completion times and even any new builder incentives. Agents can also match these homes to your desired school system. Havign a New Construction Expert will streamline the process and someone to discuss all your new home options. .
Builder Perk
Our Agent must accompany you to the new construction community and register as your agent. This process establishes our agent as your Buyer Agent and allows them to work on your behalf. If our agent doesn’t accompany you then you must work with the builder’s onsite representative/ agent. That person works for the seller not the buyer. Our Agent will work to help maximize the builder’s available home upgrades and features (Perks).
Mortgage Perk
Many Builders have an on-site partnered lender who often provide lender paid concessions (Paid Closing Costs and/or rate buydowns) to win your business. The on-site lender is there to try to capture your mortgage business. Our agents will review these lender's paid incentives. Our VREB Agents also have access to other mortgage lenders who will compete for your business and work to beat the on-site lenders incentives and rates. Your decision—but our agent will help you gather and analyze some very good lender options to consider.
Advocate Perk
The sales representative at the new construction community works for the builder (Not You) and is often not a licensed agent. Because they work for the builder they represent the seller not the buyer. Their loyalty is o tehri client (Builder). Bring our Expert “New Construction” Agent to navigate the process, review the contract and ensure you are set with the maximum builder incentives. Don’t go to the Site alone—Bring Our Professional. (Builder pays our Agent’s commission.)
